Aspbury Planning & Heritage Ltd have been instructed by ARC Partnership Ltd to prepare a Full Planning Application to Nottinghamshire County Council for the erection of a new replacement school replacing the existing one at Albany Junior School.
Need for Development.
The proposals seek to redevelop Albany Junior School by providing a modern, purpose-built building designed to meet current educational standards. The existing school will be replaced with a new two-storey building, alongside improvements to outdoor spaces including new hard and soft landscaping, updated boundary fencing and gates, and changes to parking and service areas to support the day-to-day operation of the school.
The works will be carried out in phases to ensure the school can continue to operate safely throughout construction. The new building will be constructed first, followed by the removal of the existing building and completion of the landscaped areas.
Sustainability Credentials.
The new school has been designed with sustainability in mind, with proposals focused on reducing energy use through an efficient building layout, sustainable materials and construction, and the use of natural daylight, ventilation and solar panels. This will help create a comfortable, healthy learning environment for pupils and staff while reducing the building’s environmental impact.
Drainage Strategy.
The proposals will include a sustainable drainage strategy to manage surface water safely. This will help reduce runoff and ensure the development does not increase flood risk on or off site.
Transport Strategy.
Transport and access arrangements will be carefully considered as part of the proposals. Existing travel patterns to and from the school will be reviewed, and measures will be identified to ensure safe access, minimise disruption, and support sustainable travel where possible. Pupil capacity is not increasing as a result of the proposal.
Application Process.
The Application will be submitted to Nottinghamshire County Council planning department under Regulation 3 of the Town and Country Planning (General) Regulations 1992. Regulation 3 applies when a Local Authority submits a planning proposal for development that it will carry out itself or have carried out on its behalf. Although the authority is the Applicant, the Proposal must still be assessed with the same transparency, scrutiny, and statutory requirements as any other planning application.
